Commercial space on the Bühler Areal

A total of 15,000 m2 of commercial space is available on the Bühler Areal, which is optimally connected to Winterthur, Zurich and the airport. The space is suitable for high-quality, permanent workplaces and can be flexibly partitioned. A connected area of 7,000 m2 or just a part from 750 m2 are available for rent.

The site comprises four buildings:

Large factory halls

The “Factory” comprises 5-metre-high halls; half one-storey and half two-storey. The ground floor offers a connected production and storage area of 7,000 m2. Along the façade, bright and versatile rooms are being created for high-quality, permanent workplaces: ideal for workshops, production areas, laboratories, seminar rooms or offices. The central areas of the halls are intended for use without permanent workplaces.


The factory halls can be heated to 21 degrees and have been approved to be used for moderately disruptive operations. Meeting, recreation and break rooms, as well as cloakrooms and sanitary facilities, are available for shared use.

Additional offices and studios

Next to the factory halls is the former service wing, which is more finely structured. The 2,200 m2 floor space can be used for offices and studios of all sizes. Thanks to direct access from the outside, public areas are also conceivable. The offices are an ideal complement to the large factory halls and can be rented in addition.

Storage space and parking garage

The “Bale Warehouse” also has 1,800 m2 of unheated space that can be used for storage, as a workshop or as a parking garage. At the moment all parking spaces are rented.

Transport infrastructure, parking spaces and logistics

All commercial tenants on the ground floor have direct, ground level access from the road and the logistics zone along the southwest and northwest façades. There are parking spaces for cars and delivery vans available, and in the underground car park there are about 100 additional parking spaces.

Excellent location

Located on the outskirts of Winterthur, the Bühler Areal is optimally linked to public transport. The “Sennhof-Kyburg” railway station is only 350 metres away. The city centre of Winterthur can be reached by suburban train in just a few minutes. Thanks to the direct connection to Zurich’s main train station, Zurich can also be reached in a good 30 minutes, without changing trains and with a guaranteed seat.


The A1 motorway is 8 kilometres away – via both the Oberwinterthur motorway junction towards St. Gallen and Schaffhausen, and the Töss/Kemptthal junction (via Kyburg) towards the airport and Zurich. It takes 30 minutes by car to get to the airport or Zurich’s city centre.
